Perth's Riverside South Suburb Prices Diverge as Western Australia Records the Nation's Fastest Population Growth, Says Brian McAllister Properties

How fast is Western Australia growing, and how much new housing is being approved?

Population growth in Western Australia is running well ahead of the national rate. The ABS put Australia's population at 27,801,023 at 31 December 2025, up 1.5 per cent over the year, against 2.2 per cent in Western Australia. Net overseas migration added 40,422 people to the state over the year and net interstate migration a further 10,419.

New supply has not accelerated to match. The ABS Building Approvals release for July 2026, published 1 September 2026, recorded 2,270 total dwelling units approved in Western Australia in seasonally adjusted terms, down 0.3 per cent on June, with 1,688 private sector houses approved, down 0.1 per cent. Nationally, total dwelling approvals fell 3.6 per cent to 17,687.

Why do South Perth, Como and Applecross results differ so much?

Suburb medians in the riverside south rest on relatively small numbers of sales, and a handful of riverfront or newly built homes can move a 12-month median in either direction. Applecross's 3.5 per cent decline sits alongside the fastest median selling time in the group, at nine days, which indicates that well-priced homes there are still finding buyers quickly. South Perth's 45-day median for houses reflects a suburb where character homes near Angelo Street, renovated townhouses and foreshore residences attract different buyer pools and different campaign lengths.
